We cover what UK roof work actually costs in 2026, from a handful of slipped tiles to a full re-roof, so you can walk into the conversation knowing roughly what is fair before anyone quotes you.

What professional roofers actually cover

Professional roofers do far more than nail down tiles. A proper roofing firm handles the whole roof as a system: the covering (tiles, slate, felt, EPDM or GRP), the ridge and hip line, flashings around chimneys and abutments, the underlay membrane and battens beneath, plus the roofline itself, meaning fascias, soffits and guttering. Most also carry out inspections and condition surveys, so a small problem is caught before it becomes a re-roof.

The work splits roughly three ways. There is reactive repair, such as a slipped tile, a leak or storm damage, where the job is finding the fault and making it watertight. There is planned replacement, from re-covering one slope to a full re-roof with new membrane and battens. And there is maintenance, like re-bedding ridge tiles, clearing gutters and repointing chimneys, which is cheaper than the repairs it prevents. A firm that only ever wants to sell you a new roof is worth a second opinion, because much roof trouble is fixable without one.

Two adjustments apply to everything above. London and the South East run about 20 to 35 per cent higher, with inner London three-bed roofs commonly landing between £11,500 and £22,000. And the single assumption that moves a quote most is roof area: a typical semi is 70 to 90 m² of slope, and whether the quote includes the rear extension, bays and dormers can swing the total by thousands. If a written quote does not state the area it has priced, ask.

What it means for you: if the quotes you are holding sit inside these bands and are itemised, you are in normal territory and the decision is about the firm, not the price. An outlier well below them is the one to question, because on a roof the cheap number usually comes back as a repair.

How to choose professional roofers you can trust

The gap between a good roofer and a bad one shows up years later, in whether the work holds, so vet before you hire rather than after. A few checks sort most of it out:

  • Look for a trade body membership. Firms registered with a competent-persons scheme such as CompetentRoofer, or a body like the National Federation of Roofing Contractors (NFRC), have to meet standards and are audited. It is not a guarantee, but it filters out the fly-by-night end of the trade.
  • Ask for proof of insurance. Public liability cover is the minimum. Roof work happens at height over your property and the pavement below, and you do not want to discover a gap in cover after something goes wrong.
  • Get an itemised written quote. A trustworthy quote breaks out materials, labour, scaffolding, VAT and waste removal, and says what happens if hidden damage turns up once the old covering is off. A one-line cash figure with no detail is the classic warning sign.
  • Ask about the guarantee, and who stands behind it. Reputable roofers offer a workmanship guarantee, often ten years or more, and pass on the manufacturer’s warranty on the materials. Check whether the guarantee is insurance-backed, so it survives if the firm itself does not.
  • Take references and look at recent work. A settled local roofer will happily point you at jobs from the last year or two. Read reviews, but weight the ones that describe the whole experience over a single star rating.

Get two or three quotes so you can compare like for like, and be wary of the outlier that is far cheaper than the rest: on a roof, the low number usually reappears later as a repair.

Day rate only tells you part of the story, though: most roof jobs are priced for the whole task, including materials, scaffolding, waste and VAT, so compare the itemised quote rather than the headline daily figure.
