Roof ventilation is the part of your roof nobody thinks about until the loft smells damp, the timbers darken, or black mould creeps across the felt. A roof space that cannot breathe traps the moisture your home produces every day, and that moisture condenses on cold surfaces in the loft, soaking insulation and slowly rotting the very timbers holding your roof up. Good ventilation is cheap, largely invisible, and one of the most important things protecting the structure of your house. This guide explains how it works, what the UK building regulations expect, and the single insulation mistake that quietly wrecks it.

Why a roof needs to breathe

Your household generates a surprising amount of water vapour, from cooking, washing, drying clothes and simply breathing. That warm, moist air rises and finds its way into the loft. In a cold roof space, it meets cold surfaces (the underside of the felt, the rafters, the nails) and condenses into water. Left unventilated, that leads to three problems:

  • Condensation and damp, which soaks loft insulation and makes it far less effective.
  • Timber rot and mould, as constantly damp rafters and joists begin to decay, which is expensive structural damage.
  • Summer heat build-up, because a sealed roof space can become extremely hot, degrading materials and pushing heat down into the rooms below.

Ventilation solves all three by giving that moist air a continuous path out of the roof before it can settle.

How roof ventilation actually works

A well-ventilated pitched roof relies on a continuous flow of air, low in and high out. Fresh air enters at the eaves, usually through soffit vents set into the horizontal board under the overhang, travels up through the roof space, and escapes at the top through ridge vents or tile vents. That constant movement sweeps moisture away before it can condense.

The key principle is that the two work as a pair. High-level ridge or tile vents can only pull air out if there are low-level soffit vents letting fresh air in. Fit one without the other and you get little useful airflow. This is why a proper ventilation strategy always addresses both the eaves and the ridge.

The main types of roof vent

  • Soffit vents: the low-level intake, set into the soffit board at the eaves. These can be continuous strip vents or individual circular vents.
  • Over-fascia and eaves vents: an alternative low-level intake used where there is no soffit or where felt blocks the eaves, fitted at the top of the fascia.
  • Ridge vents: dry-ridge systems or vented ridge tiles that let warm, moist air out at the very top of the roof.
  • Tile and slate vents: individual vents that replace a tile or slate partway up the slope, used to add high-level or mid-slope ventilation, and often to vent a bathroom or soil pipe.

Which combination you need depends on the roof’s pitch, its age, and whether it has a modern breathable membrane or an older non-breathable felt.

What the building regulations expect

UK guidance, principally Approved Document C (moisture) and Approved Document F (ventilation), backed by the standard BS 5250, sets out how much ventilation a roof needs. The detail varies with the roof’s pitch and design, but the principle is consistent: you need a continuous ventilation gap at the eaves (commonly specified as an equivalent continuous gap of around 10mm on steeper pitched roofs and around 25mm on shallow or lean-to roofs), plus high-level ventilation at or near the ridge on many designs.

The figures matter less than the intent. If you are re-roofing or converting a loft, your roofer should design the ventilation to meet current regulations, so ask them to explain exactly how air will get in at the eaves and out at the top. For the official position, the government’s Approved Document C on moisture is the reference.

Breathable membranes are not a substitute

Modern breathable (vapour-permeable) roofing underlays let some moisture pass through, and they are a genuine improvement on old bitumen felt. But do not assume a breathable membrane means you can skip ventilation. Industry guidance is clear that any moisture benefit from a breathable underlay should be treated as a bonus, in addition to proper ventilation, not a replacement for it. The insulation mistake that blocks it all

Here is the single most common ventilation failure, and it is entirely avoidable. When homeowners or installers lay loft insulation, they often push it right into the eaves, jamming it up against the roofline and covering the soffit vents. That blocks the low-level airflow the whole system depends on, and the roof stops breathing overnight.

Always keep a clear air gap, usually at least 50mm, at the eaves where the insulation meets the roofline, so air can flow in from the soffit vents and up over the insulation. Rigid eaves vents or rafter trays are made specifically to hold this gap open. If your loft feels stuffy or you can see damp near the eaves, check first that insulation has not smothered the vents.

When to call a roofer

Ventilation problems announce themselves: a musty loft, damp or blackened timbers, water droplets on the underside of the felt, or insulation that feels wet. If you see any of these, get a roof inspection. Adding soffit, tile or ridge vents to an existing roof is usually a modest job, and far cheaper than replacing timbers that have been left to rot.
